How do I view a property I am interested in leasing?

Just contact our office at (434) 971-8000, or email leasing@neighborhoodprops.com to make arrangements. Our office hours are 8:00am- 5:00pm Monday through Friday and 9:00am-5:00pm Saturday. Please call or email in advance to view a property.

Are short term leases available?  What if I sign a short team lease and then want to switch to a full year?

For select units, short term leases of three months or more are available for a premium. Should you sign a short term lease and at any point would like to switch to a twelve month lease, we will gladly amend your lease terms to reflect a 12-month lease at the regular rental rate. Please contact our office for more details.

How do I apply to lease a property?

If you have decided on a specific property that you would like to lease, you will need to fill out a rental application and submit the application fee. The application fee is $50 for each adult. Please contact our office for more details on filling out an application.  

What do you base your approval decision on?

During the approval process, we will contact previous landlords for rental references, perform a credit check, and complete an employment/income verification. We typically complete the approval process within one to two business days.

What happens after I am approved?

Upon approval, we will sign a lease with you for the property within 24 hours. We can either schedule a time for you to sign the lease at our office, or send it to you digitally.

Whose name needs to be on the lease?

Any adult who will be occupying the property must have their name on the lease. If you would like to add a roommate in the future, we will be happy to assist you in adding them to your lease. Please contact the office for more details.

Residents under the age of 18 must be listed on the lease as authorized occupants, but do not need to apply.

When can I move in?

You can pick up the keys at our office at 4:00pm on the first day of your lease. Up until then, our teams are working hard to make your new home perfect for you!

What do I need to pay when I move in?


On the first day of the lease, the following items are due: the first month’s rent and restoration fee, as well as any necessary utility or pet fees. Security deposit is due at the time of lease signing.

What if I my lease begins in the middle of the month?

For mid-month move-ins, the first month's rent and utility fee will be prorated and due on your lease start date. The following month the full rent amount will be due on the first day of that month.

How do I renew my lease?

Our leases do not automatically renew so you will have to sign a renewal lease agreement in order to extend the original lease. Typically you will receive a renewal offer letter 3-6 months before your lease expires, although this could occur earlier in some areas, such as our University area.
