Neighborhood Properties has a full-service maintenance staff and our goal is to respond to and repair all maintenance requests within a 24-hour period. We pride ourselves in maintaining our properties to a very high standard, and encourage our residents to let us know if there is any issue with your residence that needs to be addressed. We will handle all maintenance and repairs that are needed as a result of normal wear and tear. However, if we respond to a maintenance request which results in our repairing something which was damaged by the resident's actions or neglect, the resident will be charged for cost of the repair based on a time-and-material basis.
Please note that it is the responsibility of our residents to take care of the following themselves, at their own expense:
- Unclogging toilets and drains
- Replacing light bulbs
- Replacing smoke detector batteries
- Flipping circuit breakers or replacing fuses
- Resetting or un-jamming garbage disposal
- Replacing any broken glass
- Repairing kicked-in doors
Non-Urgent Maintenance Requests
If you would like to submit an online maintenance request, please submit your request through your online tenant portal. This is the most efficient way to notify our staff of your request. If have not set up your online tenant portal, please call the leasing office at 434-971-8000 or use the form below to submit your maintenance request.
Emergency Maintenance Requests
If you have an emergency maintenance request such as a water leak, loss of water, loss of heat (when applicable), fire, or a gas leak, do not use this form, instead please call the office (434-971-8000) or if it is after office hours, please call the emergency service line at (434) 972-1976. If there is a fire, please call 9-1-1 first and then notify us. If you smell gas in your apartment, please contact the gas company at (434) 293-9164 after you have contacted the office.
